How we calculate this
  1. Market baseline. We start from market revenue percentiles (PriceLabs in the High Country, AirDNA in Charlotte and the Piedmont) (25th, 50th, 75th, 90th) for Airbnb listings with the same bedroom count inside the town's boundary, trailing 12 months. Where a bedroom count has fewer than 5 comparable listings (or the home is over 8 bedrooms), we use the largest bedroom count with enough data and add 8% per extra bedroom.
  2. Quality score. Every home starts at 0.25. Amenities add to it: hot tub +0.12, long-range views +0.12, one-of-a-kind build +0.15, game room +0.08, ski access +0.08, sauna or pool +0.06, fireplace +0.04, pet friendly +0.03. Finish level adjusts it: dated −0.15, designer +0.12. The score is capped between 0 and 1.
  3. Percentile position. A score of 0 maps to the 25th percentile, 0.25 to the median, 0.5 to the 75th, and 1.0 to the 90th, with straight-line steps in between.
  4. Capacity and baths. We expect about 2.4 guests per bedroom. Each guest above that adds 4% (up to 8%). Sleeping fewer than 2 per bedroom takes off 5%. Fewer than 0.6 baths per bedroom takes off 6%. The same adjustment applies to the low and high ends of the range.
  5. Occupancy and rate. Occupancy starts at the market average for the bedroom count and moves up to 6 points with the quality score. Average nightly rate is the projection divided by booked nights.
  6. Revenue. All revenue figures are annual revenue, including the fees guests pay at booking.
  7. Your range. The low end of your range is the projection above. The high end adds 30%, reflecting how Host Carolina homes perform against their comp sets. Your full owner report narrows this to one number after we look at the home. Occupancy and booked nights show the same +30% upside; the average nightly rate is shown at the projection.
  8. Seasonality. The monthly chart spreads the annual projection using each market's median monthly revenue pattern from PriceLabs.

What this can't see: your photos, reviews, listing quality, exact location on the mountain, or how actively the home is priced. Those are the levers that separate the top 10% from the median, and they're what a full owner report covers.

Estimates, not guarantees. Projections are based on third-party market data and a simple model of how amenities, size and finish affect performance. Actual results depend on the specific home, its listing, condition, pricing, reviews, local regulations and market conditions. Nothing here is an offer, appraisal or promise of income.

How much does a vacation rental make in the High Country and Charlotte area?

The typical (median) vacation rental earned the amounts below over the last twelve months, by bedroom count. Figures are annual booking revenue including the cleaning fees guests pay, the same basis as the estimator above. A dash means fewer than five comparable listings. Use the estimator above for your own home: amenities, finish and size move it well above or below the median.
