Who co-hosting is for
Owners who live near the house and like running it. You have a cleaner you trust, you check the hot tub yourself, and you answer guests. What you do not have is the pricing discipline, the market data and the systems that keep the top-earning homes in your market full, and you know it, because the house down the road books weekends yours does not.
It is also for owners who want to keep the margin on one home, and for owners who want to learn the business before deciding whether to hand it off.
Exactly what is included at 10% plus $175 a month
- Daily pricing, by an owner of the companyDynamic pricing plus our own market data, reviewed every day. The same review that keeps our homes 30% or more ahead of their comps.
- Your home on our systemsThe $175 a month covers the software and systems our own homes run on: pricing, calendar and listing tools, and the market data behind them.
- Listings synced across Airbnb and VrboA booking on one blocks the other. Minimum stays and rules move with the season.
- An owner to textPricing questions, a weekend you want to block, a listing change: an owner of the company answers.
What stays with you
- Guests. Inquiries, messages, check-in instructions, problems during the stay, reviews.
- Cleaning and turnovers. Your cleaner, your schedule, your supplies.
- Repairs and maintenance. Your crew, your calls.
- The listing and the money. The listing stays on your account and payouts land in your bank. You remain the host of record and the party collecting the guest's payment, which means tax filings stay yours too; Who files occupancy tax explains what that involves.
- Damage protection. Your platform's coverage. Our $1,500 guest damage protection is part of full management.

The upgrade path
Co-hosting owners can move to full management any time. Because the pricing and the listings already run on our systems, the switch is adding crews and guest messaging, not starting over. Owners usually make the move when they buy a second home, move away, or have one January they would rather not repeat.
Where we co-host
Everywhere we work: Charlotte, Lake Norman, Union County and the Piedmont, and the High Country from Boone and Blowing Rock to Banner Elk and Beech Mountain. Pricing and systems do not depend on a crew being nearby.
Co-hosting questions
What does Host Carolina co-hosting cost?
10% of booking revenue (the nightly rate plus extra-guest and pet fees) plus $175 a month for our software and systems. The agreement is 12 months with 60 days' written notice from either side.
Who is the host on the listing?
You are. The listing stays on your account, the payouts land in your bank, and guests see you as the host. We work inside it.
Do you answer guest messages under co-hosting?
No; guests, stays and turnovers are yours. We handle pricing, calendar sync and the listing systems. If you want guests handled too, that is full management at 25%.
Can I move to full management later?
Yes, any time. Your home is already on our pricing and listing systems, so moving up is a conversation, not a re-onboarding.
Is co-hosting available in every market you serve?
Yes, from the High Country to the Charlotte area and Rock Hill. Pricing and systems do not need a crew nearby; full management does, and we have crews in both regions.
