Two calendars, not one
The High Country is sold as one place and it books as two. The ski towns, Beech Mountain and Sugar Mountain, earn their year in a few winter weeks and fall off a cliff in spring. The Parkway towns, Blowing Rock and Boone, spread the year across summer, leaf season and the holidays and have no month that disappears. Banner Elk sits between the ski areas and behaves like a blend.
Share of annual revenue by month
From Host Carolina's market data system: the share of a typical listing's annual revenue earned in each month over the trailing twelve months, by town. Banner Elk's own monthly sample is small, so its shape is blended with Beech Mountain and Boone, the same way the revenue check does it.
| Town | Jan | Feb | Mar | Apr | May | Jun | Jul | Aug | Sep | Oct | Nov | Dec |
|---|---|---|---|---|---|---|---|---|---|---|---|---|
| Boone | 9% | 6% | 5% | 4% | 4% | 9% | 12% | 9% | 9% | 11% | 11% | 12% |
| Blowing Rock | 7% | 6% | 4% | 6% | 8% | 9% | 16% | 8% | 8% | 12% | 7% | 9% |
| Banner Elk | 11% | 10% | 4% | 3% | 5% | 7% | 12% | 6% | 8% | 11% | 8% | 13% |

Ski season: December to February
On Beech Mountain the two strongest months are January and December; on Sugar Mountain they are December and January. Between them, December, January and February carry more than 40% of the year's revenue on both mountains. Rates for a week that includes Christmas or Presidents' Day run well above summer rates, and guests pay them because the alternative is a hotel at the resort. The operating side is harder than anywhere else we work; winter operations is its own guide.
Boone also has December as one of its two strongest months, driven by the holidays and the university calendar more than by snow.
Summer: June to August
July is the single strongest month in Blowing Rock (16% of the year) and the second strongest in Boone and Banner Elk. Families come for the Parkway, Tweetsie, the cool air and the Fourth. Beech and Sugar book in summer too, at lower rates and shorter stays than winter: a ski condo at 5,000 feet is a cheap, cool week in July, and the owners who price it that way fill it.
Leaf season: October
October is the second strongest month in Blowing Rock and one of the top three in Boone. Leaf-peeping weekends book months out and the rates hold. It is the month a new listing most needs to be live and priced correctly by August. On the ski mountains October is good but not peak; the leaves there turn earlier and the resort is closed.
The shoulder: March to May
This is where the ski towns go quiet. April and May are the two softest months on Beech Mountain; April and May on Sugar Mountain; in both, April is a small fraction of January. Boone and Blowing Rock soften in April and March but keep booking: college visits, weddings, spring weekends.
What to do with it: do not chase the shoulder with deep discounts that train guests to wait. Use minimum-stay rules and modest pricing to pick up the weekend demand that exists, take the house offline for the repairs and deep cleaning that a full calendar does not allow, and block your own family time here, where it costs the least. What this means for pricing
- A ski-town home has to be priced for December, January and February months ahead, with the holiday weeks set first. Missing Christmas week at full rate is not recoverable in April.
- A Parkway-town home needs July and October right and the rest of the year steady. There is no single week that makes or breaks it, which is why these homes carry the highest medians in the region.
- Minimum stays should move with the season: longer over the holidays and leaf weekends, shorter in the shoulder.
- Someone has to look at it every day. Demand on a given weekend shifts with snow reports, foliage forecasts and football schedules, and a static rate sheet set in August is wrong by October. Ours are reviewed daily by an owner of the company.
The medians by bedroom count for each town are on the market pages, and the revenue check shows the monthly shape for your own home.
Questions owners ask
What are the best months for a vacation rental in Beech Mountain?
January and December, from Host Carolina's market data. December, January and February together carry more than 40% of the year's revenue on the mountain; April and May are the softest months.
When is peak season in Blowing Rock?
July and October: summer families and leaf season. Blowing Rock books across the whole year with no month that disappears, which is why it carries the highest medians in the High Country.
Is ski season or summer better for a High Country rental?
It depends on the town. Beech Mountain and Sugar Mountain earn their year in winter; Blowing Rock and Boone earn more in July and October than in any winter month. Banner Elk, between the ski areas, is a blend.
When should I block my own weeks in a mountain rental?
In the shoulder months, March to May, where a blocked week costs the least. A blocked week in December on a ski mountain or in October in Blowing Rock is the most expensive week of the year to take off the calendar.
